Lowest Closing Cost for High Credit, Low LTV

What are the best lenders for great credit, no debt, high income (i.e. very low risk) investors? I plan to do at least 20% down.

The online mortgage companies like INGDirect do not touch investors. This is unfortunate as they offer the lowest closing costs.

Can anyone recommend mortgage company that offers low transaction costs for investors? I am in Las Vegas.
