Sample Deal Package Help

In the article below it talks about making up a "sample deal package" for investors.  Has anyone done this, or does anyone have one I can look at, sample or not.  I'm having trouble deciding what should be in it and what it really looks like so would love to get my hands on a functional example.  Let me know.
