Lot Spin Off

I have a house, which I have split off two building lots. I have a buyer for the lots but the Mortgage Company does not want to split up the lot. Due my current circumstances I am not able to refinance the loan and split off the parcel. I am looking for someone to help me with get this finished. I am open to suggestions.
