Looking for Hard Money up to 550K

I'm looking to purchase a multi-family in Portland Oregon for 550K and will need funds for 3-6 months in order to lock it in.  Ideally, I'd be paying 10-12% interest-only for that period.  I have a decent amount of reserves to cover any interest costs.
