Partnership with lender

I found a friend that wants to partner with me to buy tax deeds. Basically he will put his money to buy more deeds.  Whatever we buy the deed will be under my name because I was the one doing the registration and giving the documentation to the sherriffs  office, so what kind of contract or document can we sign to establish what is our partnership % so that he knows his money will be safe and to protect ourselves if something happens to any of us till redemption period.
