Commercial Real Estate Commitment Fees

Hi there, I have a client who applied for a 30mm dollar equity based commercial real estate loan.  The lender's Commitment Fee includes part of closing, legal fees, bank securities setup fees etc and is 175K.  Is this a reasonable fee? I value your opinions, thank you for reading! -Nichole
