Portfolio lending for SFR's in Jacksonville

Hi, Wonder if anyone can help. I live in NH investing in Jacksonville. I bought a few single family homes from my savings account, now that I wanna cashout refi them so I can move on with more purchases, I'm having difficulties getting them financed. I really don't care which name to callbit (Heloc, cashout, refinance, portfolio loans) I just want my cash out! I looked high and low for banks, regional and community but being rejected for the following reasons 1. I don't live in Florida 2. I don't own them for 6-12 months 3. Some of the properties values under 50k And so on.... My credit score is above 750 but hitting a wall.!.!.! Please help a fellow newbie to move on to the next level. Anyone's help, advice or guidance will be greatly appreciated. Isiee
