Questions for a Commercial Lender

I have a great relationship with the Branch Manager (and pretty much all of the employees) at a branch of our regional community bank. She's who I work with for all of my portfolio lending, and generally my go-to person for questions. 

I've been asking her about a business line of credit, so she invited me to meet with her and the bank's commercial lender one morning before the bank opens (which is when I typically meet with her.) 

I'm interested in both a business line of credit, as well as conventional lending (for a 5 unit building I had an offer accepted on.) 

What are some great questions to ask him about a BLOC? About commercial lending? Things to watch out for? Things that can be negotiated on?

This is all new to me, so I'm crash-coursing myself as much as possible on the mechanics of the process, but would like to learn from some aquired experience as well.
