When to start LLC?

I am looking at a number of investment properties and am looking to live in it and then rent it out as this will be my first investment property/home purchase. I am looking at mostly single family homes. I want to live in it for at least a year so I can take advantage of the FHA loan.

My question is when do I start the business? Do I buy the house myself and then sell it to the business after I have lived in it for a year (basically doing a refi type thing)? And how would this change if I were to purchase a multi-family home instead of a single family home? Any other tips would be helpful.
