lenders for buy and holds under 35k

Hi Fellow BPers! I create rent-ready and turn-key investment properties in St.Louis. I typically sell them to out of state firms and individuals. I want to start keeping more of them as I go. Most of these properties are in the $30-38K range when completed. Does anyone have any leads on investor friendly lenders in this price range? It seems most will start financing at 50k. I can do portfolio loans (and have) where I bundle two properties to get a total valuation above 50K.  Any and all help/ advice/ leads/ discussions are appreciated!

@Tom Echols  hear St. Louis is a hot rental market right now. Didn't know the price points were so low. Love to know more about the properties you offer. Have a website? Sorry, no help on the under $50k asset value-loan, but I may have some investors interested in some of your properties.
