Minimum Equity to Refi?

I'm wanting to drop my FHA loan, and just go conventional. Are there any banks in Nashville (or national) that will take a 10% equity position to refi, or will they all pretty much need 25%?

Movement Mortgage in Nashville will do 15% and 20% on a rental loan. I'll send you my contact's info. This is on the purchase of the rental home not a refi, but they may do that on the refi too. They are great to work with so far.
