Private lender providing 15% of down payment - Massachusetts

Hi all!

I signed an offer yesterday for 6 properties in Worcester, MA (four 3-families, one 4-family and one 2-family). 

I will be partnering with another investor for this deal. He is willing to put down 15% of the down payment, and I will put down the remaining. In return, he will receive an interest rate of 8% over the next 10 years and would put a mortgage on the properties in a second position. He is willing to be a co-applicant for the loan and collateralize some of his properties in Boston.

Does anyone have a lender that they would recommend for this deal?  I understand that I may have to go the Commercial Lending route, but I'm also in discussions with a Credit Union who keeps their residential loans in house, and they're entertaining the deal (with a fixed rate and only 20% down).

Any help would be greatly appreciated!!
