Blanket loan in Houston

I have 2 properties under contract for 40k each and about 6-8k in repairs for both houses. Getting the HML is not hard. Refinancing out of it is what I'm finding to be difficult. Does anyone know of a bank that would refi a blanket loan on 2 houses worth 40k with 16k in repairs for a total loan amount of 96k?
