Looking for a investor friendly lender for my multi unit purchase

Hi,

I am looking for a lender or lender reference... to fund two deals of multifamily (6+ units). These are not rehab properties they have tenants and are having cash flows... 

1. Location: MD, Purchase: ~20K, 30 days closing

2. Location: Ohio, Purchase: ~250K, 30 days closing

I can down no more than 10% on these so looking out for a investor friendly lender ...
