Has anyone used Peak Asset Lending recently?

Has anyone used Peak Asset Lending out of Kansas recently? Are they still making loans?

I'm curious what experiences buy and hold investors have had with this lender.

They have been in the Kansas City area for over 10 years and are still active in the loan space. They also service select cities nationwide.

The vendor deposit covers your appraisal, which is ordered right after you submit your loan information. So if your loan is declined, you should still get your appraisal. :)

I am in talks with Peak Asset Lending for a refi. They are asking for a Vendor Deposit of $400 upon Application to cover some expenses, like appraisal reports and home inspection reports, that is non refundable even if the loan is declined FOR ANY REASON.

Is this a common practice from this type of lenders?

How long did it take to get a loan done? Mine is turning into 30 days and that's not acceptable in my mind considering we are talking hard money loans here.
