Fha live in strictness

In order to get an FHA loan you must live in the property for a year. If you get a non family member to cosign for you, they also must live in the property. My question is this, how strict are they? Do they check up on you often? What happened if you get caught with the co signer not living in the property?

A non-occupant coborrower does not need to live there with you.
