Private Lending Rates/Margins for Fix/Flips

Hello,

I have a few questions about private lending for fix and flips.  I am\ currently putting together portfolios for a couple potential houses I have found and was wondering how I should structure my pitch when approaching investors.

  • Do investors cover all funds needed from start to finish?
  • What kind of return/incentives do investors generally get? (percentage of profit, interest on entire loan...?)
  • How long do deals generally take to close?
