Private Money Lending

Interested in lending my own money along with 1 non-accredited investor and possibly with another that is accredited.

I possess a Real Estate Broker and NMLS licence for California. I would be lending to borrowers who are using the loan for Non Owner Occupied, single family 1-4 unit California properties, short term up to 1 year and I would charge points and interest.

Looking to see if anyone understands the security and exchange commission obligations and if an arrangement like this would require that I register with the SEC?  Any information would be appreciated. Thanks.
