Heloc vs cash out refi

Hi everyone, 

I own a condo that I have paid cash for so i have 100% equity in it. I am starting to look for my next deal. What options should I explore in terms of refinancing to use it towards the down payment for my next deal. What kind of terms should I be looking for in terms of heloc vs cash out?
