50 year mortgages effect on rental market

Has anyone heard about the 50 year mortgages that banks are issuing?


Wonder what the community thinks on its effect on investors if it becomes main stream. Part of me thinks more renters will be able to afford a house due to the "low payment" but another part of me also thinks I can refinance over a much lower PI and get better cash flow.

Curious to see what everyone else thinks.
