Best financing option for BRRRR

I'm really interested in working with wholesalers to get a property that needs fixing so I can eventually get it rented. The main bank that I use say they won't do any type of rehab loan on an investment property. So that got me thinking: what are the best options to finance such a deal?

Have you looked into a HELOC. My current Credit Union is giving 2% interest for the first year.
