Memphis Conventional Mortgage Investment Property

Hello!

I'm buying a rental property in Memphis and it is a turn-key property. The purchase price is higher than the appraised value. Is there a lender who will lend me 75% of the purchase price and not give me a loan based on the appraised value?

Please let me know if you have anyone who lends on purchase price of a turn-key property and not on the appraisal.

The appraisal came in at 75 percent of purchase price.
