Lenders for BRRRR or Flip

I'm new to the REI game in Milwaukee and just purchased my first house hack this past June. I'm looking for any recommendations on lenders for the refinance portion of the BRRRR strategy. I've read some local forums for hard money lenders recommending Milwaukee Hard Money but I'm curious what lenders people have used to refinance to a conventional loan, preferably without a 6 or 12 month seasoning period. If anyone has any other hard money lenders in Milwaukee that would be great as well. Thanks in advance!

@Nathan Angles I would skip the hard money route and find a broker that has access to programs designed for investors.  This will be cheaper in rate and points.
