Help for Canadian & American Invesrors

Can you guys & gals help me out, I have Canadian Investors who want to invest in Niagara Falls, NY USA, (& Americans who want to invest in Canadian Property but US Banks will not write mortgages for the Canadian propertys) but can not obtain Mortgage $ from Canadian Banks for US Property Investment. How do we create & increase crossboarder investment using US & Canadian Banks to write mortgages on these private deals ? or https://www.biggerpockets.com/renewsblog/5-skills-real-estate-investor/ Banks to finance their purchases ... Any ideas ?? Thank you !
