Fannie Mae vs Portfolio Loan

I’m financing a 3 unit property that will be owned by my LLC. My banker has offer me 2 options. 30% down 5.5% 5yr arm max 1% every 5 years 25 yr mortgage in my LLC or Fannie Mae 25% down 5.75% fixed 25 year (maybe 30) but in my name, not my LLC. Do I have any tax or financial issue?

If it's a sole proprietorship LLC taxes should be the same either way. I'm not sure I understand the "financial" question. I personally chose to max my 10 loans with conventional banks at better rates before doing commercial type loans. (I.e., your second example)
