Collateral Backed Personal Loan to Consolidate Mortgage

Hi All,

Does anyone have any experience in consolidating a mortgage with unfavorable terms (monthly finance charge, adjustable rate) privately.  Traditional financing would be the standard route, however there are some challenges preventing that.  I'm looking for the following

$150K - $180K

Fixede Rate

Minimum 15 year term

Secured Debt Collateral:

Single Family Home - $350K~ valuation

Existing loan - $150K

Does anyone have any suggestions?
