Does rental income lower DTI on a fourplex FHA loan?

I’m planning on buying my first property and I’m hoping to buy a multifamily preferably 4 units.

The loan I’ve been prequalified for is barely enough for a single family in my area.

I am wondering if rental income on a fourplex would lower my DTI allowing me to get prequalified for a higher loan on a FHA loan and still allow me to put only 3.5% down?
