@Andrew Votsis Just a thought but, there is a need for money in  small seconds. For example I have two houses right now that are high equity where a second would be safe compared to the equity position. When I say small I mean 15-25k. The reason I mentioned this is because there is not any hard money lenders I know that are doing them. Hard money lenders willing to do first position are at almost every real estate meeting in droves.

I have a meeting in the morning with a private business owner to see if he wants to get involved in small micro loans at a good rate of return.

Thank you that’s what I’m going to have to do. I’m going to have to put myself out there and reach out to some companies and see how it goes.

Are you open to lending in NJ?

I have a fix and flip deal in Roselle with a recent and rather conservative appraisal at $250K.

The purchase price is $180K, rehab is $15K and the ARV for a 4/2 should be around $265K.

I've flipped 3 properties in the same city over the past 24 months.
