Owner Occupant Down Payment on Multi-family

For an owner occupied duplex with conventional financing... do you have to use 20% down or are there options that allow for less down payment?

I have been getting conflicting reports. I thought I’ve heard investors say that you can use less down payment if it is an owner occupied building but then a lender told me that wasn’t allowed. Has anyone here had luck with using less down payment to purchase a multi family using a conventional loan?
