What type of rates are you seeing right now?

A lot of factors to this question but what interest rates are you seeing now for non-owner occupies 30yr fixed rates? I've been quoted 4.87% on $120k loan for a duplex. I have excellent credit with scores of 780. This is with Arvest bank 75% LTV. Good deal?
