LOC on Commerical/Residential Office (no liens) in MD

I would like to establish a LOC on a commercial property (Residential Office) which I own free and clear. Assessed value is $275,000 but I recently did a complete rehab and now its a rental investment property. I think the property would appraise for $350,000. I would like to establish a 70% LOC.

Any recommendations for lenders or advise from anyone who has done this before. This would be my first time obtaining a LOC on a commercial property. Appreciate any input. Stay safe!
