Challenging My Low Appraisal

My appraisal for my cash-out refi came in $18k lower than I had expected. What resources could I use as evidence to prove the appraiser's valuations were inaccurate when it comes to added value (eg: extra parking space, extra square footage, extra bedroom)?

 You need to be able to show data from closed comparable recent and close sales demonstrating that extra parking space, extra bedroom, etc, sell for more than otherwise similar properties lacking those features. 

And you need to do this without discussing price per square foot, since that's an irrelevant metric.
