Another Mortgage for my 2nd SFH in Los Angeles

Hello Everyone. I am in the process of doing a cash-out refi of my existing SFH and am looking to use those proceeds to purchase another SFH in Los Angeles. I am going to make the new home my primary residence (great schools) and will rent out my old home (desirable location). Any recommendations on what kind of lender I should work with to get that 2nd loan? I am hoping to find a lender that would be willing to finance the new home before the 1st one is rented out given that I have plenty of reserves to cover combined mortgage payments for several years.
