Refinancing Clarification for Brrrr

I haven't done my first BRRRR yet. I currently bought my first house and I've started house hacking by renting out the rooms. I'm planning on going into BRRRR investing however I want to clarify what The refinance looks at? Is it my DTI or is it just the property and the rental income from it?

I'm looking for some clarification to help make my first BRRRR successful.
