HELOC in So Cal OC feedback

Hello!

I just want to run the numbers here before I make decisions. 

I'm in the process of getting HELOC in Orange County, CA.

One of the local bank gave me this deal. 

- 25 year term, at 10 year term the loan converts to a fully amortized payment with paying principal and interest to pay off the loan within a 15 year period. There is no minimum draw, monthly or annual fees, nor prepayment penalty.

HELOC Amount: $101,000-150,000

Start Rate: 3.25%

Closing Costs: $1,750-2,127

HELOC Amount: $151,000-250,000

Start Rate: 3.25%

Closing Costs: $2,000-2,380

Does it sound good to you guys who have experience in HELOC?

Just a newbie trying to find a way for investment. :)
