refi options on primary residence in California

Hi everyone,

We are looking to refi our primary we own here in Orange County. Looking for a lender with a low rate, can lend with 5% down and the ability to close relatively quickly. Does anyone have any recs of a lender/broker that they have worked with in the past that may be able to help with this?
