Commercial Umbrella Loan Rates

Hey BP,

   Has anyone found a lender who can lend on a portfolio of properties valued at $1.2m that would land in the 3.5% or below range in today's market (20-30% down, preferably 30 year amortization)? Looking at a portfolio of SFRs + 4-unit + 5-unit. Trying to get the best rate possible. Open to any/all suggestions. Great credit score, employed, good salary, very easy to lend to.
