Looking for best interest rates?

I have been an active real estate investor for 15 years and have 19 properties.  With rates so low right now, I was hoping to find a great fixed rate (20 years) with a low interest rate.  I have tried my local banks but none of them wants to give me a fixed rate over 7 years.  Additionally, I have been unable to secure a loan with some of the national banks due to the fact that I have over 10 rental properties.  I have excellent credit but it's not helping.  Does anyone have any suggestions for low fixed rate loans?  thanks.  terry
