Do you think 4% fixed interest rate for 30 years with 5 year prepayment penalty for a 4-plex purchase is pretty decent? I am putting down 25% as a self-employed buyer and this is non qm loan. This loan comes with 2% points and it seem pretty standard for this type of loan. Thanks for your feedback in advance.

@Thomas Wang historically 4% is basically free money. That is an extremely low rate. Don't split hairs over .5% or so at these low rates it just doesn't make much difference. Locking in for 30 years will make you look like a genius 5 or 10 years from now.
