Appraisal for a HELOC

Hey BP community, I've recently began to manage some properties my grandmother owns. I'd like to tap into the equity in the home to complete repairs by acquiring a HELOC.
within the process there’s the appraisal, im wondering what are some of the things I should watch out for that would make the appraisal come in lower than the est value I see on sites like Zillow, Propstream, Realtor.com etc.

#1 risk of a low/wrong appraisal is a bad appraiser -- there's such a shortage and many are weird dudes
