Commercial Agriculture LOC

I live in a home that's located on about 15 acres. We lease the land to a nursery, but when we purchased the home, the land was not used for commercial Ag, so we got a conventional home loan. We now have it about 50% paid off, but we can't get a HELOC due to the nursery and using it for commercial agriculture. I was hoping we might get a LOC to help with a down payment for purchasing homes for renting (also have some $ as well). I would also like it to be available for the just in case issues. Is there a way to get a commercial LOC for a primary residence? I live in California. Thank you!
