Using creative financing as a foreigner

Hi all, 

My partner and I are from Europe, but we are very interestend in investing in the US. Currently we are looking into all our options. We love the idea of creative financing, especially because it gives us a possibility to have lower interest rates. 

We are wondering if anybody can provide us some information on if subject to or seller finance is possible when you are not a US citizen? We can't really find any information on this.
