DSCR for purchase with IRA LLC

Has anyone used Solera bank for this? They are offering a 7/1 ARM fully amortized by 30 years at 8.5%, 1.5% origination fee and 30% down. Has anyone used Solera? any recommendations on where I could get a better deal?
