Seeking advice- How to structure financing on multi-lot cash flowing property

Thanks for taking the time! I've managed a property with 16 rentals for the past 9 years and the owners are selling now. It's a 40 acre property that's been subdivided into 40 lots ranging from fully developed to raw land. The owners are expecting 3-5 million and want to sell the whole property. Seller financing isn't an option nor a master lease option as the owners want the full amount immediately. The down payment on a commercial loan is too much and the property is too complicated for any traditional loans- lenders I've talked to don't know what to make of the whole thing. I know there's a creative way to structure something so that I can buy it but I can't figure out how. Any help or advice would be appreciated, thank you!
