Loan Options post Short Sale

Good Afternoon!

Does anyone have suggestions on loan options post a short sale? I would like to purchase property this year and just completed a short sale less than one year ago. I was told by a mortgage banker to look at hard money loans but I know those carry high interest rates and the terms are short. Any other suggestions?
