Creative financing for commercial deal

I'm under contract on a commercial deal. The purchase price is $5,300,000. It's pulling in over $1,000,000 a year in gross revenue. Numbers all look good for a conventional loan. The problem for me is the down payment. Needing $1,000,000 approximately. I own a residential real estate portfolio in Florida valued at $1,500,000 that I was going to sell to an investor with a quick turnaround and use that for the downpayment. The investor is now dragging their feet and it's got me feeling like I need to come up with a contingency plan.

Any ideas/leads on creative financing for the downpayment/funding the whole deal?
