So I have this deal - 7 properties as part of a portfolio deal. 12%+ cap 30% down and used some networking to find a lender for a commercial portfolio / blanket loan. Submitted all the docs, got the preapproval for 5.25% of a 5 year balloon on a 25 year amort and then get the broker agreement.... 6 POINTS UPFRONT BROKER COMMISSION!!!!

So I have spent my entire day email strangers hustling my deal out. So far 1 no, a few maybe and waiting on a bunch more responses.... but man am I tired and I hope this works out!
