HELP NEEDED - How to approach home owner with an offer

Noticed a property near me with tons of junk all over the yard and with a sign that says "selling everything". I looked it up on CAD and saw that the resident recently passed, which lead me to going back to see what was up.

The deceased son was there only wearing boxers and drinking beer. He stated he needed the money to pay bills and mentioned that he would rent out a room in the house or live in a van and then rent the whole house. He has lived there with his parents since 1992 so my hard part is how to get him to move out.

The house is in rough shape but the debt is low and the son has about $60K of equity.


How would you structure and also talk to the owner about his options?

How would you structure and also talk to the owner about his options?

If the parent died without a will the son won’t be able to execute sales documents until the property goes thru probate.  Further, there may be other heirs entitled to a share of the estate. The first thing to do is a title search so you’ll know what you’re up against and if it’s worth pursuing.
