Financing a down payment

Hi there. I want to use my equity for a down payment on my second investment and want to know if anyone has experienced issues with financing both a down payment and the mortgage. If so can you share those issue and what you did to overcome them?

short answer - this doesn't work, you'll just lose money servicing the total debt.

save up more cash.
