The Difference Between a Good Price and a Good Deal

One of the biggest lessons I've learned is that not every property is a good investment—just because it's a good price doesn't mean it's a good deal. Before moving forward, I always encourage investors to ask themselves: • What's my exit strategy? • What's my renovation or construction budget? • Do I have enough room for unexpected expenses? • If the market changes, does this deal still make sense? The investors who consistently grow their portfolios aren't always finding the "perfect" deals—they're making disciplined decisions and sticking to a plan. Out of curiosity, what's the biggest lesson you've learned from a deal that didn't go as planned?
